Container Units for Commercial & Pop-Up Use

A mobile, branded unit for trading that gets noticed and earns.

Ready to trade the day it arrives

There’s a good reason containers are now the face of street food, indie coffee, event trading and pop-up bars. They stand out, they’re tough, they lock up safely overnight and they can go wherever the customers are. For a new business they’re much less of a gamble than signing a fixed lease and fitting out a shop. For an established one they add a mobile, branded extra pitch, whether that’s a second site, a presence at festivals or a kiosk on a forecourt.

We build commercial units around how you serve. A street food or coffee unit needs a counter at the correct height, a serving hatch facing the queue, extraction and plumbing done properly to standard and wipe-clean surfaces. A pop-up bar needs fridges, beer lines and a hatch that opens wide for a crowd. An office or retail unit needs a glazed front, plenty of light and a layout that guides customers round. We start with how you plan to trade and work back to the unit from there.

Branded, secure and made for hard graft

A commercial unit lives outside and works hard, so we build it to cope. The shell is insulated and finished so staff stay comfortable through a whole shift in any weather. A roller shutter secures the front, so it’s locked down solid overnight, whether it’s on a pitch or an event site. The electrics are commercial grade, giving the unit the power, lighting and sockets it needs, wired to Part P. The outside is made to carry your branding, from signage and vinyl wrap to a glazed shopfront and lighting, so the unit advertises the business as well as housing it.

Here Jack’s kitchen fitting background is a direct advantage. Commercial counters, compact working galleys and fitted service joinery are just the sort of exact, finish-led work he’s been doing for more than fifteen years. Your unit will look sharp when it opens and still look the part after a tough season.

Mobile and ready when you are

With our own containers in stock, your build starts once it’s agreed, which is vital if you need to open for a launch, an event date or the season. As it’s a container, the whole unit can move: a forecourt on weekdays and an event on Saturday and Sunday, or the entire business relocated to a better pitch. We deliver anywhere in the country on a HIAB lorry, crane it into place without major groundworks on most sites, level it and leave it ready to hook up.

Siting and planning

How commercial and pop-up units are treated varies a great deal. It comes down to the site, whether the unit is temporary or permanent, the use class, and whether it’s on private land, at a market or at an event. Certain temporary and event uses are simple. A permanent commercial siting normally needs planning and may also need Building Regs and licences for food, drink or trading. We’ll tell you honestly what your plans are likely to need and help you work it out, but the planning, the licensing and any food hygiene registration are for you to sort with your local authority. (Check with your local planning authority and the relevant licensing body in every case.)

Priced to what you need

Every commercial unit is different, so there’s no price list. Tell us what you sell, how you’ll serve and where the unit will go, and we’ll handle the design, build, branding, delivery and siting so it’s ready for trade, with our 25-year structural guarantee on the shell and a clear quote shaped around exactly what your business needs.

Commercial & Pop-Up: common questions

Will I need planning permission for a container conversion?+

Usually not, if it’s a garden building used during the day, like a gym, office, garden room, bar or studio. These normally count as permitted development, so no application is needed, as long as it meets these conditions: it sits behind the house, it’s a single storey, it’s no more than 2.5m tall where it’s within 2m of a boundary, it takes up no more than half the garden, and it has no veranda or raised platform. Listed properties, conservation areas and AONBs come with stricter rules. If anyone will sleep in it or it will be let out, full planning permission is always required. This is guidance for England, and Scotland, Wales and Northern Ireland have their own rules. Check with your local planning authority every time, and think about getting a Lawful Development Certificate if you want certainty.

Can I sleep in it, or use it as an annexe or Airbnb?+

You can, but only with full planning permission and Building Regulations approval, every time. That applies to anything slept in or let out, whether it’s an annexe for family, a holiday let or an Airbnb. Building Regs cover the insulation, ventilation, fire safety and the way services are put in. If you’re thinking about a room for sleeping, talk to us first and we’ll go through what it involves for your site. The permission itself always comes from your local authority.

Will Building Regulations apply?+

Generally not, if the building is detached, has under 15m² of floor space inside and nobody sleeps in it. From 15m² up to 30m², conditions apply, mostly to do with fire and how close it sits to a boundary. As soon as there’s sleeping accommodation, full Building Regs apply. Whatever the size, electrical work always falls under Part P, and every build we do is wired to it. Your local authority’s building control team can confirm your particular case, and you should always check with them.

Does it need foundations, and how do you site it?+

In most gardens, not proper foundations. The container is structural by itself, so we usually rest it on a basic prepared base or levelled concrete pad stones. There’s no digging and no waiting for concrete to set. If your ground is soft or on a slope, we’ll tell you what base it needs. Then the unit is craned into place, levelled and left ready to use.

How does it get delivered, and what access is needed?+

It arrives on a HIAB, which is a lorry with its own crane. The crane swings the container over walls, hedges and fences, so the lorry doesn’t have to get right up to the spot. It does need to get reasonably close, with space overhead for the crane to work. Awkward access can normally be worked around, and we talk it through with you ahead of the day so nothing catches anyone out. We deliver all over the country from Radcliffe.

How long will it take?+

We keep our own stock of quality containers, so your build can begin once it’s agreed instead of waiting on a supplier, and that keeps our lead times shorter than most. How long it takes depends on the size and spec, and your quote will include a clear lead time. [TBC: typical turnaround in weeks, to confirm with Jack.]
